Are you licensed?
Yes. AZ Rental Homes is a fully licensed property management company, operating in compliance with all state and industry regulations. -
Can I reach you after hours?
Yes. We provide an emergency contact line for urgent tenant or property issues after hours. General inquiries and non-emergency matters are handled during normal business hours. -
Am I required to make my property available to Section 8?
Property owners are not required to accept Section 8 tenants unless local laws mandate it. We recommend checking current regulations in your specific area to ensure compliance. -
Do I get to see the lease or sign it?
Yes. Owners are welcome to review the lease agreement before it is signed. Our team handles the lease signing process on your behalf unless you prefer to be directly involved. -
Do you sell real estate too?
While our primary focus is property management, we can discuss real estate sales services if you’re interested in buying or selling investment properties. -
How and when do I get my checks?
Owner disbursements are made on a regular monthly schedule, typically by direct deposit once rent payments have cleared and any applicable expenses are processed. -
How is rent collection handled?
We offer multiple rent payment options, including secure online payments and traditional payment methods. Late payments are managed promptly and in accordance with the lease agreement. -
How long of a lease do you sign?
Most leases are 12-month terms, though shorter or longer lease options can be arranged depending on market conditions and owner preferences. -
How much security deposit do you charge the tenant?
Security deposit amounts are determined based on market standards, property value, and tenant qualifications, always in accordance with local and state laws. Most commonly, a security deposit will be equal to one month of rent. -
How soon can you start managing my property?
We can begin managing your property as soon as the management agreement is completed. -
What type of properties do you manage?
We manage a variety of properties including single-family homes, multi-family units, townhomes, and condos throughout the greater Arizona area. -
What type of reports do I get and how often?
Owners receive monthly financial statements that include rent collection, expenses, and maintenance updates. Additional custom reports can be provided upon request. -
Who holds the tenant security deposit?
Tenant security deposits are held in a dedicated trust account, in full compliance with Arizona state regulations and company policy.
